Self-managing from Nairobi or London looks like saving a commission. In practice it usually costs far more than it saves: empty nights nobody chased, staff turnover nobody noticed, and a repair bill that started as a KSh 4,000 fix eighteen months ago.

01 — Onboarding

We walk the property

A full inspection, an honest list of what needs doing before it can let well, and an indicative nightly rate based on what comparable houses are actually achieving — not what they are advertising.

02 — Presentation

Photography and listing

Professional photography, a written listing, and distribution across our own channels plus Airbnb, Booking.com and Vrbo with dynamic seasonal pricing.

03 — Guests

Vetting, check-in, support

Every enquiry answered, every guest vetted, and a member of our team physically present at check-in. A 24-hour line for the duration of every stay.

04 — Staff

Recruited, trained, payrolled

We hire the housekeeper, the gardener and the askari, train them to our standard, run the payroll with NSSF and NHIF, and supervise them. They work for us, not for you.

05 — Building

Preventive maintenance

A scheduled plan: servicing, repainting, re-thatching, and replacing what the salt air has taken. Quotes above an agreed threshold come to you first.

06 — Money

Monthly statements

Every shilling in and out, itemised, on the first of each month. Owner blackout dates whenever you want the house yourself.

Owner questions

Before you ask

We list, market, vet guests, run check-in, employ and supervise the staff, and maintain the property. Commission is 20–25% of net rental. You get a monthly statement, owner blackout dates whenever you want them, and a 90-day notice period either way.
Yes, on leasehold of up to 99 years; freehold agricultural land is restricted to citizens. Most coastal residential schemes are structured so that foreign buyers can hold them without difficulty. We will introduce you to an independent advocate — we do not act for both sides.
Yes, whenever you like. You set blackout dates in advance and we work around them. Most owners block four to six weeks a year, typically outside the peak season so it costs them less in foregone rental.
You do — they come out of gross rental before your net is calculated, and every item is on the monthly statement. Anything above an agreed threshold (usually KSh 20,000) comes to you for approval first.
That is your call and there is no penalty. Ninety days' notice ends the agreement. In practice a well-managed, well-documented letting history makes a coastal property considerably easier to sell.
